Prep Checklist

A few quick steps help us move fast on-site and get the cleanest results.


Before I arrive

  • Turn all lights on (including lamps, under-cabinet, patio lights if relevant)
  • Set blinds/shades consistently (all open, or evenly set)
  • Turn fans off (ceiling + standing)
  • Declutter counters (kitchens/baths); remove small rugs if they feel busy
  • Hide toiletries, trash cans, cleaning bottles, cords where possible
  • Close toilets; wipe mirrors; clean shower doors if possible
  • Move vehicles from driveway if possible
  • Secure pets (or plan room-to-room so we can work efficiently)

Access info (send ahead of time)

  • Lockbox code / door instructions
  • Gate code (if applicable)
  • Alarm instructions
  • Parking notes / best entrance
  • Who to contact if access issues come up

Amenities / exteriors / twilight

  • If shooting amenities (clubhouse/gym/pool), schedule access with property management in advance
  • For gated communities, confirm access windows and any check-in requirements
  • Twilight is scheduled near sunset and is weather-dependent

Video notes (if you ordered video)

  • Confirm any “must-have” rooms/angles (2–3 priorities is perfect)
  • Plan to keep walkways clear (less stopping/repositioning)
  • If people will be present, we can work around them, but quiet/empty rooms help

Day-of expectations

  • We’ll do a quick walkthrough to confirm priorities and any special notes
  • Small items can be moved briefly for framing, then returned if needed
  • If the property is still being finished, we’ll start with the cleanest spaces first
